investing in a Spanish property, but we like to simplify things
whenever possible, and have found through experience that there
are three main reasons people are buying property in Spain:

- Spanish holiday home
- Permanent living in Spain - retirement or working
We have met people who initially say they are buying property in Spain
for all three reasons, but invariably it boils down to two most important
reasons, usually with one of those being the key driver.
It may sound a waste of time thinking through in detail the
reasons you are looking to buy property in Spain when you already know
them. However, when you are on your viewing visit it is all too easy to
fall in love with a Spanish property and forget the real reason you are
buying. Having your own reasons well thought through and written down clearly
will help both you and your agent build a shortlist of properties which
really are right for you.
So now is the time to be honest with yourself, discuss with your partner
and think carefully about your future intentions. Are you buying
with the vision of living in Spain, or looking for a holiday home your
kids will love? Do you want somewhere you can use yourself and
rent out, or will it be a purely commercial venture? Once you've
captured these thoughts you need to write down the key factors that are
important for your Spanish property purchase. Looking at

Investment Properties - Key Factors
- Location! Location! Location!
- Usually Off-Plan or New Build
- Price should compare favourably within the Spanish market
- A unique property helps - provided it is desirable
- Properties on golf courses tend to command higher resale value
Remember a Spanish holiday home can be a good investment, but if
investment is your key priority, then you may need to put investment
criteria above your own personal likes and dislikes. Whether
you think a property would be a nice place to stay during the summer
holidays is less important than whether it is a property that will
grow well in value and will be popular on the local market.
Holiday Properties in Spain - Key Factors
- Used by you, your family and friends
- If rental income is needed, think of what will appeal to renters
- Room sizes / storage may not be as important as used for shorter
periods of time
- Pools - holidays, Spain and swimming pools go hand in hand
- Facilities - close to the shops, restaurants, bars. Beach
is good, although not essential
- Sporting facilities - on site or nearby
Permanent Living in Spain - Key Factors
- A home to suit you - and your family.
- Facilities and locality which suit your every day life
- Schools, clubs, activities
- Somewhere you can potentially stay for a number of years
- Nearby work - if you intend to work
- Suitable for retirement activities, mobility etc.
- Room sizes and storage space are important - think practical
- Outside area - you've got the weather; make sure you have the
space and location to enjoy it.
