A new study shows that Spain tops the list of the 101 most popular overseas property destinations searched for on the internet - not a surprise to those who know the reality behind the many downbeat newspapers stories currently circulating.

The study looked at which countries UK internet users search for, and Spain came in at number one, with the region of Murcia itself in the top ten.

The research, from Globaledge.co.uk, analyses 200,000 property related searches over the last 100 days and groups them into specific locations.

Ashley Rigg, director of Globaledge.co.uk, said: "An amazing 11 out of the 20 most popular overseas searches in the last 90 days were for Spain or for Spanish towns and regions. Despite the media gloom surrounding the Spanish housing market, there is still considerable demand from Brits for property in Spain and the lifestyle that goes with it."

Murcia (San Javier) Airport Upgrade

A further boost to the Murcian economy is the news that 49.3 million euros will be invested in the existing airport in San Javier, Murcia. There are plans to build a new terminal building, expand the car parking areas and provide new roads leading to the airport.

Additionally the second runway will open - which will mean an increase in flight availability to the area.

Spanish property buyers have been reassured that while the market has slowed down Spain is still the place to buy and Murcia in particular. Speaking recently in UK newspaper, Liam Bailey from the global property consultancy Knight Franks stated that "Spain has been one of the stronger performers in recent months." He pointed out that although house prices in Madrid went up by just 2% last year, property values in Murcia increased by more than 8% during the same period. The number of tourists visiting the region has increased by 18%, way ahead of the 2% average for Spain as a whole. Equally important is the 30% increase in the amount of economic input from these tourists as opposed to the national average of 3%.

The figures from the Ministry of Industry, Tourism and Commerce are good news for property owners in the region, as they reflect the continued confidence in the area as a holiday destination.

The average property price in Murcia is still 13% below the national average according to the latest Spanish House Price index released by the property portal Kyero.

There has been an increase in overall property price during 2007 with the average price increasing from 212,000 Euros to 216,000 Euros. This is contrary to other parts of Spain which have seen an overall decrease in property value through the year.

Murcia Home Owners - Good News!!

A new study has revealed that the price per square metre of homes in Murcia has increased by 12.7% for the first half of 2007 - breaking the national trend. Last year the price also increased - by 8.2%. Urban land has also increased in value - by 38% in the first half of 2007, following a 11.4% growth in 2006.

The study, by the bank Caja España, shows levels of growth in both the construction and service sector. They state that the region "would have an active working population, and although growth would slow, there would still be a noticeable trend above the national average."

No Grounds for Property Panic

The Association of Spanish Property Constructors & Developers (APCE) stated in a meeting with the Spanish Housing minister last week that they feel recent panic surrounding the Spanish property market is without foundation and that prices are simply moving towards "a soft landing." (ABC newspaper)

We have seen evidence of this on the Costa Calida in Murcia where developers are holding prices for longer periods of time that in the past, but are still releasing and selling property at a reasonable rate. Certain re-sale properties are taking longer to sell than in previous years and vendors must consider realistic pricing and genuine offers.

Investment in Cartagena boosted by new port

Plans to improve the current harbour facilities of Cartagena in south-eastern Spain could lead to increased property values in the region.

Homeoverseas reports that around €1 billion (£675 million) is to be spent by the local authorities on transforming the town's current harbour into a major port to ensure strong links with the Far East and boost the local economy.

"This is an opportunity that Cartagena, the region and the country as a whole cannot afford to lose. The regional government is going to give all the support possible to this project," explained Murcian regional president Ramon Luis Valcarcel.

Work on the massive project is set to begin as early as next year and could transform Cartagena into the ideal property hotspot for investors looking to purchase holiday homes or rentals. There is also likely to be a strong increase in visitors to the region due to the new transport links established by the building of the new port.

New Airport will "triple" visitors to the region

The Regional Government gave an important boost to the infrastructure of the region this week with the signing of a contract for the running of the new airport granted to Aeromur for a term of 40 years.

The President of the Autonomous community stated that the project would be agreed by this autumn, and the works would begin in the first quarter of 2008.

Once the third phase of the project is completed, the new airport will have the capacity to handle 14 million visitors.

The important benefits that the new airport will bring to the region include economic growth and for future years will give a sound base for developing and consolidating the tourism sector for Murcia.

According to the first studies the new airport, due to open in 2010, will bring an increase in the Gross National Product for the area of 8% and will almost triple the number of passengers arriving in the region. It will also increase international tourism by up to 40%.

The 100 mortgage brokers GEHML interviewed state that Spain offers the best long term investment opportunities. Within the next twelve months they also predict that Spain will have the second strongest house price inflation, with Bulgaria having the strongest.

Blue Flags boost Spanish Property Market

Spain’s property market has been boosted by the 500 plus Blue Flags awarded to its beaches and marinas.

To receive a Blue Flag, beaches and marinas must meet stringent criteria. Marinas must produce an environmental policy & plan, have recycling facilities, provide a map indicating all amenities and have lifesaving facilities. Beaches have ongoing evaluations to ensure they meet the criteria which includes safety provisions, the presence of a map indicating all facilities, toilet facilities, recyclable waste facilities and compliance with the required standard of water quality.

A total of 499 Spanish beaches have been judged by the Blue Flag International Jury to have met the criteria, along with 77 marinas.

Investment Concerns over Spanish Property

'Spanish property is a mid to long term investment' that is the clear message surfacing amid the panic and doom stories generated by this week's British press. It’s been obvious for the last few years that the days of a quick killing in Spanish property have come and gone, but wise property purchases still reap rewards for their owners. The property lifecycle & selling price, location, and legality are the key foundations to buying in Spain.

When buying off-plan look for developments with low introductory rates or those where prices have been held at their original price. Avoid agencies that advertise properties that seem over priced. If buying resale think about the age of the property carefully. Is it too old to be covered by the builder's guarantee? Will old concrete, electricity and water turn your wallet into a black hole?

Research your location in terms of both its current and future potential. Your agent must be knowledgeable about the area. Look for a recommended reliable agency based in Spain and be careful when talking to UK based agents who may not know the area quite as well as they should.

Employ an independent solicitor - and use them! Is the builder providing you with a bank guarantee? By law you should receive a bank guarantee from the builder - but as it costs money to produce it may not automatically appear. Make sure your contract is checked and understand your rights in terms of contract cancellation by either party.

Costa Calida and Murcia
The property market across Spain is not equal and any short term reduction in house prices is unlikely to impact Murcia and Costa Calida in the same way over inflated areas such as Malaga, Madrid and Barcelona. Latest figures show property in Murcia is still 15%* below the national house price average* while Malaga, Madrid and Barcelona are 25%, 70% and 141%* above that figure.

The press have sullied the waters by bringing issues of land grab into the mix, but buyers in the Costa Calida and Murcia are already aware that the 'Land Grab' situation is the abuse by some developers of a Valencian by-law. It is not a national law. However if you buy outside Valencia it does not negate the need for legal representation - we recommend to all our clients that they use the services of an independent solicitor who checks their contract, their property and ensures bank guarantees are obtained for all monies paid.

Pierre Williams of Inside Track, the overseas property investment consultancy, sums up the current situation in the Spanish Property market when he says that those who have invested wisely are not likely to suffer. ""Just as in the UK the era of automatically making vast sums of money on the back of rampant house price rises is over in Spain.....That does not mean that those quality properties in quality locations can not deliver excellent returns as a mid to long term investment,"

Costa Calida will have TWO airports

Rumours that Murcia (San Javier) airport will close when the new Murcia (Covera) airport opens have been quashed by The Minister of Public Works, Joaquin Bascuñana. Many of these rumours originated from unscrupulous agents trying to sell properties close to the existing airport.

The new airport at Covera will be approximately 20 mins from the Mar Menor and the existing airport at San Javier. It is due to open in 2010 and the contract for its management company has now been awarded.

The close distance between airports was used to fuel the San Javier closure rumours. But as the property market continues to boom in the area and tourism increases sharply both airports are set to serve the demand from locations across Europe and further afield. Bascuñana has stated “San Javier is an extremely important part of the region of Murcia and by 2010 Murcia will benefit from two airports located within a short distance from one another. The Airport has increased in popularity tremendously over the past few years. In 2002 approximately 313,000 passengers used the airport and this figure rose to 1,645,000 in 2006.”*

This can only be good news for investors current and future who are looking to grow their money in an area which is investing heavily in its own future.

Murcia & Costa Calida still 15% Cheaper

The average house price in Murcia is still 15% below the national average according to the latest Spanish Property Index published by kyero.com. The average house price in Murcia is 211,700 euros while the average price in Malaga is 310,000 euros, 25% above the national average.

Within Murcia their are still some excellent investment spots to be found on the Costa Calida. For example, the village of La Puebla, where we have recently seen a new release of spa apartments is shown on the index as having an average house price 40% below the rest of the region.
