Calculate your budget before you make your visit to look
at property in Spain. Then make sure you look at property
you can afford to save you from making expensive mistakes.
On top of the price of your property, you'll find certain
expenses you'll need to take into account. Allow
approximately 10%-11% for costs over and above the purchase
price. If you are going to require a mortgage for your Spanish
property, there will be additional costs involved such as property
valuation and mortgage application fees. You will also need
to make an allowance for furnishing your new property or transporting
existing furniture. Remember also to allow for inspection
visit costs and subsequent visits to complete documents.
Once you’ve estimated your purchase budget, do not
forget to calculate the ongoing cost of your Spanish property.

The list below gives an example of charges for a 3 bedroom
townhouse in a coastal town in the region of Murcia:
Urbanisation Fee
€500 per annum
Payable when you buy a property on an urbanisation for the
upkeep of the shared facilities - pool, garden area,
pathways. The amount you pay is agreed by your community
and by law it will correspond to the size of your property
in relation to the whole development.
Utility Bills - Gas & Electricity
€200 per annum
Both water & electricity are metered.
Property Taxes
€250 per annum
Based on the capital value and income from your property
Real Estate Tax (IBI)
€250 per annum.
Set by and payable to your local Town Hall.
Insurance - Property & Contents
€250 per annum
Often provided by your bank, but can pay to shop around
Local Fiscal Representative
